Equinix posted a Legal Counsel, Real Estate and Infrastructure seat in March 2026 that adds construction negotiation and the estoppel and subordination traffic a financed campus generates. Digital Realty's Ashburn-listed Senior Director, Corporate Counsel - Energy covers power purchase agreements, interconnection and development agreements instead.

Three doors in. The employer landscape, and which way lawyers move through it

Loudoun County's assessment roll ranks the sector better than any headcount survey: as of 1 January 2026 Digital Loudoun 3 LLC is the county's largest real-property taxpayer at $3.87 billion assessed, with Equinix LLC third at $2.13 billion. Loudoun hosts more than 250 data centres and about 53 million square feet of space, generating over $1 billion a year in local tax revenue. The transactions move the same way. Digital Realty agreed on 29 June 2026 to buy Blackstone's 64% blended interest in three fully leased Northern Virginia halls totalling 288MW at a $7.8 billion gross value, on 15-year leases; in January 2026 its Digital Western Lands affiliate filed with the US Army Corps of Engineers to extend the 11.7 million square foot Digital Dulles campus toward 1GW. CoreSite, CyrusOne and Iron Mountain hold their own campuses in Reston, Sterling and Manassas.

Segments trade with each other. Our Northern Virginia mandate records show 11 of the 14 candidates who reached final stage on these searches came from another named operator, a county land-use practice or the utility-regulatory bar. The regulatory build-out. After the State Corporation Commission's August 2026 transmission order, two live briefs were rewritten mid-search to add rate-case exposure. Digital Realty listed a Senior Director, Corporate Counsel - Energy at USD 240,000-260,000 base in November 2025 with Ashburn among its locations, plus cash bonus and equity — an energy and interconnection seat, not a leasing one. Equinix posted Legal Counsel, Real Estate and Infrastructure at USD 171,000-257,000 in March 2026, the exact seat title, but against a Washington DC office rather than Loudoun. Its Ashburn Legal Director, Commercial Contracts band ran USD 220,000-330,000 in October 2025: right county, wrong practice.

Virginia has no pay-transparency statute, so the live QTS requisition in Herndon publishes bonus eligibility and no base at all. Reading the three bands against each other, our Northern Virginia mandate telemetry places a five-to-eight-year data-centre real-estate counsel at roughly USD 200,000-250,000 base before bonus. Sartori's quarterly survey waves since 2019 record a 14% gap between candidate expectation and first offer across 38 offers on this line in 18 months.
