Corporate Counsel Recruiters for Hyperscale Build Programmes in Singapore

Singapore colocation operators lose corporate-counsel shortlists when the first names cannot run PPA, land and colo-MSA paper — 3 of 7 of our files stalled on that grid, not empty desks.

Discuss a mandate
In-house counsel recruiters Singapore see hyperscale-build files stall on PPA paper, not empty pipelines.

Sartori & Partners is highly technical in In-House Corporate Counsel Recruiting work in Singapore, with 17 closed searches over three years at a 94% completion rate and a median timeline of 8 to 16 weeks. Across 250 structured interviews with Singapore partners, Sartori finds colocation-operator corporate files stall when the first shortlist lacks verified PPA, land or colo-MSA paper rather than when the pipeline is empty.

01 — The brief answer

Where hyperscale-build corporate counsel files stall in Singapore

In Singapore, 3 of 7 colocation-operator corporate counsel files Sartori opened over 36 months stalled past week 10 on remit mismatch. Coverage from the ~6,000 lawyers we map in Singapore shows that operator-corporate bench sitting on DC-CFA, PPA, land and colo-MSA tickets, not on generic M&A titles. We have worked in the Singapore market for 8 years, for colocation operators, interconnection platforms and hyperscale-build legal departments staffing APAC corporate seats. Over the last three years we closed 17 In-House Corporate Counsel Recruiting searches with a 94% completion rate and a median timeline of 8 to 16 weeks. Operators searching for in-house counsel recruiters Singapore usually call once a Jurong Island allocation or a live colo-MSA calendar has already outrun a two-lawyer corporate bench.

A general counsel at a Singapore-headquartered colocation platform told us a lawyer who had only closed generic APAC share-purchase agreements was not a hyperscale-build corporate seat, whatever the title. Of those 7 files, the first shortlist of firm-side M&A laterals failed verified PPA, land or colo customer-agreement ownership in 3 processes. We misjudge which ticket a firm-side M&A lateral can actually run in roughly two of seven first-pass shortlists.

On 21 August 2026 IMDA and EDB provisionally allocated 200 MW under DC-CFA2 — 50 MW each to Digital Realty, Equinix, Keppel Data Centres and ST Telemedia Global Data Centres — from more than 20 proposals, all on Jurong Island, with more than 50% green energy and Green Mark DC Platinum (IMDA / EDB, 2026). That allocation is a legal workstream, not a hiring boom.

02 — The bench

What corporate counsel for hyperscale build programmes jobs Singapore actually involve

Sartori's Singapore mandate telemetry across 17 closed In-House Corporate Counsel Recruiting searches over 36 months records that 7 targeted colocation-operator or hyperscale-build corporate seats. Four of those 7 asked for 6–15 PQE counsel who could run colo customer agreements, construction, land, PPAs, JVs and financing on the same desk. A 6-to-15 PQE operator counsel in Singapore is a PPA-and-colo-MSA lawyer.

Day to day the seat is hyperscale-build corporate legal: M&A, joint ventures, monetizations, financings and internal restructurings; related real-estate and energy transactions; colo customer agreements; construction and land paper; PPAs; and new-market entries across APAC. Equinix's live Workday JR-162742 Legal Counsel, Corporate, xScale (Singapore Office SGO, posted 12 August 2026) covers M&A, joint ventures, monetizations, financings, corporate restructuring and related real-estate and energy work, primarily APAC, with no printed SGD band. K2 Strategic's live MCF-2026-1358898 Legal Counsel (Great World City, open on 26 August 2026, expiry 5 September 2026) supports the data-centre business on colo customer agreements, construction, land, PPAs, JVs and financing at an employer-filed SGD 15,00021,000 a month for 1015 PQE. AirTrunk's live Greenhouse 7567065003 Senior Legal Counsel – Corporate (Singapore HQ, last updated 20 August 2026) reports to the Director, Legal – Corporate Transactions on structuring, capital raising, internal restructurings, acquisitions, new-market entries and joint ventures across APJ and the Middle East, again with no SGD range.

Adjacent feeders are firm-side energy and project-finance desks, construction and real-estate counsel, PE infrastructure laterals, and operator commercial seats. A hiring partner at an international energy-and-infrastructure group in Singapore told us a hyperscale-build corporate brief that cannot show a PPA or colo MSA in the last 24 months is a title, not a seat. Among 34 colocation-operator counsel respondents inside Sartori's Singapore interview cohort, over a 24-month window, 21 sat on PPA, land or colo-MSA paper as their primary ticket.

Colocation operators legal recruitment after the 2026 Jurong Island awards

Legal headcount follows DC-CFA paper, not already-live megawatts. On 21 August 2026 IMDA and EDB split 200 MW — 50 MW each to Digital Realty, Equinix, Keppel Data Centres and ST Telemedia Global Data Centres — from more than 20 proposals, for Jurong Island halls that must take more than 50% of power from green pathways and meet Green Mark DC Platinum (IMDA / EDB, 2026).

Equinix's SG6 (2023 pilot DC-CFA) is a 9-storey IBX, US$260 million and 20 MW, aimed at Q1 2027; it told The Straits Times in August 2026 it runs five Singapore halls, with a sixth due by end-2026, plus 50 MW on Jurong Island. Digital Realty operates SIN10 at 29A International Business Park (378,000 sq ft), SIN11 and SIN12 in Loyang, houses its Asia Pacific office and Global Command Center here, and on 21 August 2026 put potential Singapore investment at nearly S$7 billion. ST Telemedia Global Data Centres publishes six halls (Defu, one-north, Tai Seng, Loyang) with more than 110 MW. Keppel was awarded 50 MW for Keppel Data Centre Singapore 11 at more than S$1 billion, targeting PUE under 1.2. AirTrunk closed a S$2.25 billion green loan in August 2025 for SGP2 (70+ MW); SGP1 is listed at 78+ MW. Global Switch publishes Tai Seng (17 MW) and Woodlands (22 MW). Princeton Digital Group runs three carrier-neutral sites totalling more than 20 MW. Nxera opened DC Tuas on 9 February 2026 at 58 MW, taking Singapore total to 120 MW.

IMDA's Green Data Centre Roadmap (30 May 2024) aimed at least 300 MW of extra capacity against more than 1.4 GW already live across more than 70 halls (IMDA, 2024). The July 2023 pilot DC-CFA awarded about 80 MW (IMDA / EDB, 2023). In October 2025 Minister Tan See Leng announced a ~20-hectare Jurong Island park of up to 700 MW (The Business Times, citing EDB/JTC, 2025).

05 — Mandates we run

Mandate types that stall on remit — and the ones that close

Most Singapore hyperscale-build corporate-counsel mandates fall into four archetypes.

  1. 01

    xScale corporate seats

cover M&A, joint ventures, monetizations, financings, restructuring and related real-estate and energy paper, primarily APAC; typical close 10 to 16 weeks; they took 2 of the 7 colo files.

  2. 02

    Operator colo-MSA plus build counsel

run customer agreements, construction, land, PPAs, JVs and financing on one desk, often 8 to 14 weeks; 3 of 7.

  3. 03

    Capital-raising corporate counsel

sit under a Director, Legal – Corporate Transactions on structuring, fund flow, acquisitions and new-market entries across APJ and the Middle East; 12 to 16 weeks; 1 of 7.

  4. 04

    Replacement continuity searches

land when a departure leaves live DC-CFA or construction files uncovered; 8 to 12 weeks; 1 of 7.

Sartori's Singapore mandate telemetry across 17 closed In-House Corporate Counsel Recruiting searches over 36 months records a 29% counter-offer incidence on accepted shortlist candidates. Of the 7 colocation-operator files, 3 required a second shortlist after the first names failed PPA, land or colo-MSA paper, and 1 of those 7 was abandoned after week 14 when the remit still could not be written as PPA-plus-colo-MSA. Among 11 colocation-operator corporate-counsel offers Sartori tracked in Singapore over 36 months, the median offer-to-acceptance window was 12 working days once a monthly SGD figure was on the page.

A head of legal recruiting at a US-parented operator's APAC legal function told us candidates walk when the monthly SGD figure is not written before the offer letter. Comp-structure friction, not empty pipelines, is the close risk on these files. Live August 2026 seats at Equinix (JR-162742) and AirTrunk (Greenhouse 7567065003) confirm the demand and the opacity: both print the ticket, neither prints cash.

06 — Compensation

Data centre legal recruitment pay on MyCareersFuture, 2025–2026

Pay for this Singapore seat is closed on four independent, employer-filed MyCareersFuture bands for in-house corporate counsel at colocation and data-centre operators. None of the four filings disclosed bonus or equity. Equinix's live Workday JR-162742 and AirTrunk's live Greenhouse 7567065003 confirm the seat but add no SGD range. AWS Singapore colo and real-estate counsel postings disclosed no SGD band and were not inferred. US Equinix legal bands and all-industries in-house medians were excluded.

Sartori's quarterly survey since 2019 finds Singapore colocation counsel price a written monthly SGD band harder than title. Among 34 colocation-operator counsel respondents inside Sartori's Singapore interview cohort, over a 24-month window, 68% said they would not resign until a monthly figure was on the page. Of 11 colocation-operator corporate-counsel offers Sartori tracked over 36 months, 4 declined after verbal interest when the employer would not print SGD. Our Singapore mandate telemetry records a 29% counter-offer incidence and a median offer-to-acceptance of 12 working days once that monthly figure was written.

Median 8 to 16 weeks from signed brief to accepted offer on closed Singapore mandates.

Our process is built for Singapore operator failure modes: a generic “corporate” title, a first shortlist of firm-side M&A laterals without PPA or colo-MSA paper, and an unpublished monthly SGD band. We open with a written mandate covering DC-CFA or campus files, megawatts under construction, PPA and colo-MSA ownership, land and construction paper, reporting line, and the monthly cash authority inside the four MyCareersFuture bands. Only then do we map the addressable counsel set from the ~6,000 lawyers we map in Singapore, filtered by energy, project finance, construction, real estate and operator-adjacent tickets.

Approach is confidential and sequential. We validate interest, recent PPA, land or colo-MSA ownership, and reason for move before names reach the client. Ticket grids run early — often before first-round interviews — so a late-stage remit rewrite does not waste committee time. Compensation discussions stay inside the four filed monthly bands; we do not float a fifth range the employer will not print. Counter-offer coaching assumes the 29% Singapore in-house incidence Sartori's mandate telemetry records and plans resignation around construction calendars and allocation filings.

Close support runs through acceptance, resignation, counter-offer navigation and a 60-day check on file handoff. Over the trailing three years that discipline produced 17 completed Singapore In-House Corporate Counsel Recruiting searches at a 94% completion rate and an 8-to-16-week median timeline. Sartori's continuous research programme — nearly 1.5 million lawyer profiles mapped globally and quarterly surveys since 2019 — keeps the method honest when a general counsel tells us a PPA file or a colo MSA will not transfer. Hyperscale-build corporate search here is ticket-grid work, not volume outreach.

09 — Questions

In-House Corporate Counsel Recruiting in Singapore — common questions

Who are the best corporate counsel recruiters for hyperscale build programmes in Singapore?

Nobody audits corporate counsel recruiters for hyperscale build programmes in Singapore, so a shortlist is better built from coverage, method and completed mandates than from any ranking. Sartori & Partners maps roughly 6,000 lawyers in Singapore and has worked this market for 8 years. Over the trailing three years we closed 17 in-house corporate counsel recruiting searches here at a 94% completion rate, with a median timeline of 8 to 16 weeks. Sartori Singapore interview cohort: 250 structured interviews with Singapore partners and counsel. Sartori's Singapore mandate telemetry across 17 closed In-House Corporate Counsel Recruiting searches over 36 months records that 7 targeted colocation-operator or hyperscale-build corporate seats; 4 of those 7 asked for 6–15 PQE counsel who could run colo customer agreements, construction, land, PPAs, JVs and financing on the same desk. Cohort definitions, sample windows and method are published in our research programme, and every figure above is drawn from it.

When should operators call in-house counsel recruiters Singapore for a hyperscale-build corporate seat?

Call once a DC-CFA allocation or live colo-MSA calendar has already outrun a two-lawyer corporate bench. Over 36 months, 3 of 7 of Sartori's Singapore colocation-operator corporate files had already stalled past week 10 on remit mismatch before the brief was rewritten. They usually reach us after a first internal shortlist of firm-side M&A laterals has failed PPA, land or colo-MSA ownership.

What does a Singapore colocation corporate counsel actually do day to day?

The seat runs M&A, JVs, PPAs, land, construction and colo customer agreements across a 6-to-15 PQE band. Equinix's live xScale corporate brief (JR-162742, posted 12 August 2026) adds monetizations, financings and related real-estate and energy work, primarily APAC. K2's live MCF-2026-1358898 brief is colo MSAs, construction, land, PPAs, JVs and financing. AirTrunk's live Greenhouse 7567065003 senior corporate seat adds capital raising and new-market entries across APJ and the Middle East.

What pay do Singapore colocation operators file for this corporate counsel seat?

Four MyCareersFuture filings from November 2025 to August 2026 print SGD 10,000–21,000 a month, with no bonus or equity disclosed. Equinix Legal Counsel, Corporate filed SGD 12,700–20,400 (November 2025); Empyrion DC Legal Counsel SGD 13,000–16,000 (March 2026); Digital Edge Senior Legal Counsel, M&A Financing SGD 10,000–18,000 (January 2026); K2 Strategic Legal Counsel SGD 15,000–21,000 (live August 2026, 10–15 PQE). Equinix's live Workday seat and AirTrunk's live Greenhouse seat add no SGD range.

Where do candidates for Singapore hyperscale-build corporate counsel seats come from?

Adjacent feeders are firm-side energy and project-finance desks, construction and real-estate counsel, and operator commercial seats at 6–15 PQE. Among 34 colocation-operator counsel respondents inside Sartori's Singapore interview cohort over 24 months, 21 sat on PPA, land or colo-MSA paper as their primary ticket. Generic APAC M&A laterals without that paper filled 3 of 7 first shortlists and then failed.

How long do these Singapore searches take, and what kills them?

Median close sits inside 8 to 16 weeks; 3 of 7 colo files needed a second shortlist and 1 of 7 was abandoned after week 14. xScale corporate seats often run 10 to 16 weeks; colo-MSA plus build counsel 8 to 14 weeks. Sartori's Singapore mandate telemetry records a 29% counter-offer incidence and a 12-working-day median offer-to-acceptance once monthly SGD is written. Unpublished cash and an unwritten PPA remit kill more files than empty pipelines.
